Can We Conceal That Our Home Has Been Re-Listed? | Rock-n ...

Q: Our house has been on the market for approximately six months now. I suggested that we take it off the market and re-list in spring. The house is located in a summer resort area and not many people are there in the winter. Our Realtor said it wouldn?t matter with the listing.

John Q. Public could find out that the listing was taken off and re-listed for up to 5 years. I thought that when you re-list you were assigned a new MLS # and most of that information was only accessible to Realtors. Please help!

A: It is market-dependent as to whether MLS shows that information (in my market, it shows days-on-market so if you cancelled and then listed again, it would show only DOM for the new listing).

Ultimately it is your decision (whether you want to freshen it up or just don?t want to deal with showings), but read the listing contract for details as to the time frames. Best of luck.

A: There is a difference between withdrawn off the market and canceled. Withdrawn means the listing is still listed but not currently being marketed. I suggest you cancel the listing and re-list in spring. This will give a new MLS# and new life to your listing.
